Building Process

Email us and tell us what you are looking for in a home, the location you want to be in and any restrictions regarding your lot (if you are on acreage or own your own land). Please share as much information as you can to help us understand what you are looking for. Things that you may want to share include any nice-to-haves or need-to-haves in your home (a wash list!), and if you have any floorplans or layouts in mind.

Once we’ve gone over your information it’s time to chat! We can do this in person if you prefer, over Zoom, or on the phone. We do this so we can complete the picture of what you are looking for. If we have any previous floor plans that may provide a starting point we’ll bring those too. They will allow you to share what you do and don’t like. We can also ask the right questions to get the info we need to design your home just right for you. We’ll also give you a standard spec sheet and a general idea of what it would cost for the home you are looking for.

Whether it is a matter of tweaking an existing plan or creating a completely custom and unique home, Tana will work with you to make your dreams come true. Working together, we’ll create the floor plan that will give you the layout that you are looking for. During this time we’ll simultaneously gather the specifications to ensure we have your wish list captured as it evolves along the way.

We can now assess the final cost of the home and get to the contract stage. This takes place while the building plans are being finalized and engineer approved.

Our building process is approximately seven months from the time of permit. Finished basements can add roughly a month to this process. At the beginning of the build, we send you information about the stages of the build, a timeline for finishing selections and what to expect along the way.

Early on in the process we’ll have you meet with our interior design consultant. She will be the one who will help you make selections for most of your home. From exterior colour schemes to paint, stone, quartz, flooring, and everything else on the inside – she’s brilliant and truly has a gift with bringing your vision to life. Bring your pinterest inspiration – she will be ready for you!!

Through the course of the build Tana or Ryan will touch base to remind or ask you for input on certain areas of your build. At certain points, it may be required to directly connect you with a trade to discuss such as the electrician who will do a walk through with you of the home’s electrical. For the most part, we facilitate between you and the trades and do that work for you, so you can just relax and plan your big move!
